Borrower Risk Profile

  • Positive credit history in the U.S.
  • Free of criminal records
  • Free of past due debt to private entities, financial institutions and governmental authorities
  • Mandatory evaluation of the borrower for all types of risks, in particular: type of activity, risk of insolvency

Collateral Risk Profile

All loans made by the fund are secured by real estate and must meet the following criteria:

  • Non-owner occupied ­— cannot be the borrower’s main place of residence
  • Located in elegible states
  • The fund accepts real estate solely under the condition of registered preemptive rights to claim
  • Evaluated by an independent appraisal agency
  • The distressed in-house valuation of collateral must amount to at least 35-50% of the loan amount
  • Value is determined by 90 day disposition

Prior to providing any loan, the borrower and collateral are subject to a qualitative independent evaluation and selection
